Understanding a monthly mortgage payment
A mortgage payment is more than principal and interest. In many US home budgets, property tax and homeowners insurance are paid monthly into escrow. HOA dues and private mortgage insurance (PMI) may be additional expenses, depending on the property and financing.
Example: for a $400,000 home with 20% down, you borrow $320,000. At a fixed 6% interest rate over 30 years, the principal-and-interest payment is approximately $1,918.56 per month. Adding $4,800/year in property tax and $1,200/year in insurance gives roughly $2,418.56 before other costs.
This model uses a fixed interest rate and standard amortization. Closing costs, lender fees, changing rates, repairs, utilities and affordability requirements are not calculated. An actual lender's APR may include charges not represented by the interest-rate field; confirm terms with your lender.
Does it include property tax and home insurance?
Yes, using the annual amounts you enter, divided into monthly estimates. It does not automatically look up your county's property tax.
Is this a mortgage preapproval?
No. It only illustrates payment math, not credit qualification or a lender's official offer.
